VANEAU AUTEUIL-PASSY

A real haven of peacefulness hosting a wealth of prestigious properties, the Auteuil-Passy neighbourhood nestling in the 16th arrondissement of Paris fulfils the dreams of a well-to-do clientele of French families. Interview with Alexandra Leca, Manageress of the Vaneau agency at the heart of the village of Auteuil.

A village atmosphere, reputable schools, proximity to Le Bois de Boulogne, sports and cultural facilities of quality…, the Auteuil and Passy neighbourhoods offer a wide array of assets and draw families like magnets. “It is a very green area, very lively and warm, far from the classic 16th which can be rather cold,” says Alexandra Leca.

“The village of Auteuil is an enchanting digression with a captivating atmosphere enlivened by a generous array of small shops and eclectic restaurants, and drawing a clientele consisting 90% of French families. Here you find two main types of properties : family apartments from 100 to 140 m2 at prices ranging from 11,500 to 13,000 € per sq.m. And very lovely houses on private drives, whose average prices range from 13,000 to 17,000 € per sq.m, with an unlimited ceiling for La Villa Montmorency where prices can soar to 25 million euros, with a high-end clientele consisting of business tycoons and showbiz celebrities in search of tranquillity. More affordable, Le Hameau Boileau proposes charming houses from 3 to 7 million euros.”

On the subject of market activity, Alexandra Leca explains :

“The first half of 2024 was lively, with a more regular rhythm, and promising thanks to lots of requests for estimates, visits, and new properties coming up for sale. From June onwards, the turbulence related to France’s political dissolution and economic uncertainties, plus the launch of the Olympic Games, set a brake on the market which petered out a little. While the pace of visits has remained lively, offers by purchasers have been very aggressive, sometimes 25 or 30 % less than the asking price ! The time it takes to sell has also risen dramatically. Only the ultra-luxury sector is protected from jolts in the market and bargaining. As for the future, if banks retain borrowing rates favourable to buyers, it should be all systems go once again, as we are seeing considerable demand”.
