LASOSE is pleased to present this building that houses the Vía Laietana Project. It belonged to the prominent Guarro family of Barcelona, known for their influence in the city. They were patrons, contributing to the construction of the Palau de la Música, and played political roles, such as councilman of culture for the Regionalist League.~~They commissioned Puig i Cadafalch with the architectural conception of this building, which stands as a landmark in the architectural heritage of the city, cataloged with a level of protection C.~~Built in 1922 during Puig i Cadafalch's noucentista period, the building reflects a combination of austerity and functionality without sacrificing elegance and architectural quality.~~The façade presents a differentiated treatment between the different levels, from the columns supporting the round arches on the first floor to the individual wrought iron balconies on the upper floors, culminating in a stone and iron balcony at the top, adorned with stone railings.~~The interior of this regal estate, with elevator, stands out for its luminosity and functionality.~~The living-dining-kitchen space in the Via Laietana Project is bathed in a generous amount of natural light. Each entry of light has been optimized to enhance every corner of the home to the maximum, creating a unique environment where these three areas merge harmoniously.~~The kitchen features a modern-classic style and is equipped with high quality finishes, along with Bosch and/or Siemens appliances, guaranteeing functionality and elegance in equal measure.~~The master suite of the Via Laietana Project is distinguished by its large windows that flood the entire space with natural light. The room has a spacious and minimalist master bathroom, designed to offer comfort and simplicity.~~The second bedroom of the project, overlooking Via Laietana, is a special space where the predominant luminosity, thanks to its large windows, is combined with a minimalist style and carefully selected details.~~In the Vía Laietana Project, you have the option of enjoying a third double bedroom or converting it into an office, thus offering the possibility of having a home office space. In a world increasingly oriented to teleworking, having a quiet and distraction-free area becomes invaluable.~~*Expected Delivery Date: 2nd quarter 2024~~*Location*~~The Gòtic includes some of the main points of interest of the city, such as the Plaça Reial, the Cathedral or the Call. Although this makes it one of the most touristic areas of Barcelona, the neighborhood does its best to preserve the warmth of a neighborhood it appreciates and values. The location is unbeatable, with the sea nearby and a lot of culture within reach. In fact, the Gòtic is located in the most central area, next to Plaça de Catalunya, La Rambla, Via Laietana and the port. It also serves as the political center of the city, since it is home to various institutions, such as the City Hall and the Generalitat.~~The Gòtic is the historical center, where it all began. The streets of the neighborhood have witnessed important events of the twentieth century. From the balcony of the Generalitat, Lluís Companys proclaimed the Republic in 1934; the walls of the harmonious Plaça de Sant Felip Neri still bear the marks of the wartime bombings; Rusiñol and Picasso chatted in the Els Quatre Gats brewery, and Àngel Guimerà lived on Carrer de Petritxol, famous for its chocolate shops. The heritage value it represents, the variety and differences of the other neighborhoods that compose it and, therefore, the complexity of the urban processes that take place in this area, have led it to specialize in the tertiary sector of activity, and it has become the most important center of commerce in Barcelona and Catalonia.~~Do not hesitate to contact us to arrange a visit and personally discover the magic of this apartment.
