In one of the most exclusive areas of the Baix Empordà and very close to all services is this completely renovated country house in Sant Climent de Peralta.
The house is distributed in 2 floors:
- On the ground floor there is a bathroom, kitchen and spacious living room with fireplace and dining room.
- On the first floor there are 3 double bedrooms and two complete bathrooms, one of them master suite.
The property has a swimming pool, porch and different corners in the garden to enjoy the tranquility to the maximum. The Mediterranean garden has native plants of the area. It also has drip irrigation with water from the estate's well.
The country house was renovated using local materials and turning it into a totally self-sustainable house. The entire floor was lowered by more than a metre for drainage and waterproofing, which means that this house is totally insulated from water and damp. Both inside and around the outside perimeter.
The air conditioning system is aerothermal. It has a low consumption and is used both for underfloor heating and for cold air conditioning in summer.
The roof was made new so that a 10 cm thick thermal insulation could be installed. The insulating material used is an environmentally friendly material called "Pavatherm", which is a wood fibre board for roofs and walls. Two skylights were also made in the roof to give light to the staircase and one of the bathrooms.
The entire façade has been restored to prevent damp.
The house has solar panels that allow it to be self-sufficient during the sunny hours. This property is located facing south, which means that it has many hours of light.
It has also been programmed so that the swimming pool, irrigation and other machinery work during these hours when we can use solar energy, which will greatly reduce electricity costs.
Dunes will be created at the entrance to create different visual and acoustic screens with evergreen plants so that from inside the property it will be isolated from any external noise.
